Roofing in Berlin, CT: Repair & Replacement
Asphalt, cedar shake and metal roofing for Berlin homes, from 18th-century houses on Worthington Ridge to newer streets in Kensington, with a written price first.
Sunday to Friday
A Class repairs and replaces roofs across Berlin, Kensington and East Berlin, including antique houses where the old roof boards need attention before new shingles go on. Ballpark ranges run $350–$1,500 for minor repairs and $10,000–$25,000+ for an asphalt reroof on a typical Connecticut home. The roof inspection and written estimate are free.

Two ridges and three centuries of houses
Berlin’s first farmers settled between two basalt ridges, building on Kensington ridge to the west and Worthington Ridge to the east. Worthington Ridge kept its old houses: its National Register district, listed in 1989, runs along the ridge with Colonial, Federal and Greek Revival homes, the 1774 meetinghouse and Brandegee Hall among them.
Most of Berlin is newer. Postwar capes and ranches, raised ranches and later subdivisions fill Kensington, East Berlin and the land toward Lamentation Mountain. A roofer working in Berlin has to be comfortable with both: a 200-year-old roof frame on one call and a 25-year-old architectural shingle roof on the next.
What is under the shingles on an antique house
Houses built before about 1900 were often roofed with wood shingles nailed to spaced boards, called skip sheathing, so air could dry the wood from below. Many were later covered with asphalt, sometimes directly over the old boards and sometimes over the old wood shingles themselves.
Asphalt shingles need a solid deck. When an old Berlin roof is stripped, the usual fix is to repair the original boards and lay plywood or OSB over them, which also gives the new ice and water membrane something sound to stick to. Expect a sagging ridge and uneven rafters on the oldest houses; some can be shimmed flat, and some are better left with their character.
Many antique houses also have an unheated attic with plank floors, little insulation and no vents at all. While the roof is open is the cheapest moment to add ridge and intake ventilation, and it helps the new deck and shingles stay dry from below.
If your house is inside Berlin’s local historic district along Worthington Ridge, which has its own Historic District Commission, ask the commission before changing roofing materials or colors.
Repair or replace?
Five quick questions for a rule-of-thumb answer.
Ask to see the attic photos and a plan for the old boards in writing. A fair estimate for an old Berlin house says whether new sheathing goes over the whole roof or only where boards have failed, and how any extra board replacement will be charged, so the tear-off day holds no surprises about cost.
Cedar, asphalt or metal on an older Berlin house
A side-by-side for owners of antique and older homes. Lifespans are typical ranges that Connecticut weather can shorten; prices are 2026 ballparks, firmed up in writing after the free look. More on wood roofs is on our cedar shake roofing page.
| Material | Typical lifespan | Ballpark, full roof | A good fit when |
|---|---|---|---|
| Architectural asphalt | 20–30 years | $10,000–$25,000+ | You want a durable, affordable roof that suits most colonials and capes |
| Cedar shake | 20–40 years | $20,000–$40,000+ | The house is historic, the look matters, and the roof dries well in sun and wind |
| Standing seam metal | 40–70 years | $20,000–$45,000+ | You plan to stay long-term, or the roof is a barn, ell or porch where metal suits the style |
| Slate, repaired | 75–100+ years for the stone | $500–$3,000 for repairs | The house still has sound slate and only the flashing or a few slates have failed |
Weather on the ridges
Height and open ground change what a Berlin roof has to handle.
Wind on ridge-top streets
Houses along the ridges catch gusts that sheltered valley lots never feel. Ridge caps, rake edges and the first course at the eaves are where wind damage starts, so those are the first places to check after a storm.
Trees on the slopes
Wooded hillsides put oaks and maples close to many roofs. Overhanging limbs drop debris into valleys and gutters and, in a nor’easter, can come down on the roof itself.
Snow that drifts
Wind strips snow off the windward slope and piles it on the lee side, behind dormers and against chimneys. Those drifts are where ice dams and leaks tend to show up first.
Low-slope ells and porches
Antique houses often have a rear ell, a lean-to or a porch added later with a much flatter roof. Shingles on those gentle pitches leak long before the main roof does, and a low-slope membrane or metal is usually the better covering there.
Working with A Class on a Berlin roof
- Start with a callDial (203) 779-6787 or use the callback form. Mention the approximate year the house went up and what you have noticed.
- Free inspection, with photosWe look at the roof surface, flashing and attic framing, and use a drone where a steep or fragile roof should not be walked.
- A written price before anything startsThe estimate spells out the material, how old boards or decking will be handled, and the cost.
- Careful tear-off and installPlantings and walks are protected, the old roofing is removed, the deck is made sound, and the new roof goes on.
- Clean finishDebris is hauled off and the yard and gutters are cleaned up when the job is done.
Chimneys and neighbors
Old center chimneys on Worthington Ridge houses usually need new flashing when the roof is replaced, and the masonry may need its own repair; see our Berlin chimney page. For a standard reroof on a newer house, our asphalt shingle roofing page explains the options. We also do roofing in New Britain, Cromwell and Meriden.
