A brickmaking town that boomed after the war

North Haven spent much of the 19th century farming and making brick. The yards on the sand plains along the Quinnipiac River expanded after the Civil War and were still the town’s major industry after World War I. In the 1880s a local architect, Solomon Linsley, put up a run of Victorian-style houses and public buildings.

The bigger change came between 1945 and 1970, when the population roughly quadrupled as Pratt & Whitney and Marlin Firearms drew workers to town. That is why so much of town is postwar housing: capes, ranches, split-levels and colonials, many with one masonry chimney that vents the furnace or boiler and often a fireplace beside it.

Those mid-century chimneys are now roughly 55 to 80 years old. Original crowns, caps and clay flue tiles from that period may be near the end of their working life, so they deserve a close look even when nothing seems wrong from inside the house.

Old brick and the mortar that holds it

If your house predates the war, the chimney may be laid in softer brick with a lime-based mortar. That combination is meant to flex and breathe. Repointing it with a hard modern mortar can trap water in the brick, and freeze–thaw cycles then pop the faces off, a failure called spalling.

The rule of thumb is that new mortar should be no harder than the brick around it. Ask anyone quoting the work what mix they plan to use, and read our tuckpointing and repointing page for what a proper joint repair involves. Where faces have already broken away, spalled brick replacement comes before any repointing.

Three parts of a postwar chimney that wear out first

On a chimney built between the late 1940s and the 1960s, these are the places to look before anything else.

The crown

Many chimneys of this age were finished with a thin slope of mortar on top rather than a properly formed crown with an overhang. Thin washes crack early, and water then soaks straight into the brick below. See crown repair for the fix.

The clay flue tiles

Decades of heating cycles crack tiles and open the joints between them, especially in a flue that has vented an oil burner all its life. Cracks are invisible from below and show up clearly on camera.

The roofline seal

Flashing on many older roofs has been patched with tar more than once. Tar dries, shrinks and splits, so a leak that seemed fixed comes back after the next hard rain.

Fix it this year, or plan for next?

Not every finding is urgent, but these mean the work should not wait:

  • Water coming inside, or stains that grow after each storm
  • Loose bricks at the top, or pieces landing on the roof or the ground
  • Cracked or missing flue tiles in a chimney you still use
  • Heavy rust flakes or debris piling up at the base of the boiler or furnace flue
  • Smoke or fumes entering the living space when the appliance or fireplace runs
  • Any CO alarm or smoke indoors: get everyone out and call 911 first, then have the chimney checked
What can usually wait

Light white staining, a few shallow mortar joints or hairline cracks in the crown can usually be scheduled for the next mild-weather stretch. Mortar needs above-freezing temperatures to cure, so larger masonry jobs are easiest from spring through fall. Our guide to chimney repair in winter explains what can still be done in the cold.

Serving North Haven and its neighbors

North Haven sits between Hamden, Wallingford, East Haven, North Branford and New Haven, where our office is, and we work in all of them. To book, call (203) 779-6787 or use the callback form. We answer Sunday to Thursday between 7 AM and 8 PM, and Friday from 7 AM to 2:30 PM.

It helps to know roughly when the house was built and what fuel heats it. If you have an old home inspection report or paperwork from a previous sweep, keep it handy, since it can show how the chimney has changed over the years.

FAQ

North Haven chimney questions

Yes. We cover all of North Haven, including North Haven Center, Clintonville, Montowese, Green Acres and the Ridge Road area. Wherever you are in town, the first step is the same $59 inspection visit, and nothing is done until you have approved a written price.
NFPA 211 recommends an inspection every year, with cleaning whenever deposits build up. Wood burners usually need a sweep annually. Oil-fired flues collect soot and scale and also benefit from a yearly check. Gas flues build less residue but still need inspection for blockages and liner damage.
It depends on what the camera shows. Chimneys of that age commonly have clay tile liners, and some now have cracked tiles or gaps at the joints after decades of heating. If the furnace or boiler has been replaced, the flue may also need resizing. We show you the footage and price any relining in writing.
Yes. The on-site visit to look at the chimney and give you a written price costs nothing. A formal Level 2 inspection report, the kind used for a home sale or after a chimney fire, is a separate paid service with a ballpark range of $250–$500.
Yes. Sweeping and inspections are done year-round, and so are many cap and leak fixes. What changes in winter is masonry: crown and mortar work need temperatures above freezing while they cure, so larger repairs are usually booked for milder days. We tell you which items can be done now and which are better left for spring.
