Rockville, Talcottville and the rest of Vernon

Vernon’s older housing tells the story of its mills. In Rockville, the Hockanum River drops more than 250 feet in about a mile and a half below Shenipsit Lake, and from 1821 that water powered woolen mills. Mill owners built their homes downtown, and the old city filled with Greek Revival, Gothic Revival, Italianate and later Victorian houses; most of it now lies within the Rockville Historic District, which takes in 842 buildings.

Talcottville, on the Tankerhoosen River, was a company mill village where the Talcott brothers expanded the mills and built worker housing in the mid-to-late 1800s; the mills closed in 1940. Dobsonville is another of the town’s smaller villages, and Vernon Center sits along the Hartford Turnpike, Route 30.

Most of Vernon, though, is newer. The population jumped from about 17,000 in 1960 to about 27,000 in 1970, and the houses from that decade, along with what came after, cover much of the town on both sides of I-84.

Hills, old brick and what goes wrong

Rockville is hilly; the tower on Fox Hill in Henry Park looks out over the old mill city. Houses on slopes and high ground take wind-driven rain on their chimneys, and Victorian chimneys were often built tall, with soft brick and lime mortar. Over the years many were patched with harder modern mortar, which can speed up the damage to soft brick.

Over many freeze-thaw winters, water gets into that brick and the faces flake off, which is called spalling. Left alone, spalling spreads, mortar washes out and the top of the chimney loosens. See spalling brick repair for how damaged brick is cut out and replaced.

A chimney that has started to lean or pull away from the house is a different matter and needs a proper inspection before anything else. Our page on leaning chimney repair explains the usual causes.

Signs a Vernon chimney may be past simple repair

From the ground, with binoculars, watch for these. Any one of them is a reason to have the chimney looked at before the next heating season.

  • Pieces of brick or mortar on the roof or in the gutters
  • Mortar joints open along most of the chimney above the roof
  • A visible bulge or bow in the brickwork
  • A gap opening between the chimney and the siding or the roof
  • The cap or crown sitting crooked on top
  • Water stains indoors that keep coming back after flashing repairs

Other chimney work in Vernon homes

Stucco-covered chimneys

Stucco over old brick can crack and trap water behind it. We repair or redo it; see chimney rebuilds and stucco.

Oil and gas heating flues

Old clay tile in a heating flue cracks with age. A stainless liner, about $1,500 to $4,000+ as a ballpark, restores a safe, sized flue.

Waterproofing after repairs

Once the masonry is sound, a vapor-permeable repellent helps it shed water, about $300 to $800 as a ballpark.

Caps for multi-flue stacks

Large Victorian chimneys often have several flues. One stainless cap sized to cover them all keeps out rain and animals.

How A Class handles a Vernon chimney

It begins with a call or a callback request. You describe the chimney and what worries you, and we book a technician to come and look at it, free of charge.

For a tall Rockville chimney, that look often includes drone photos of the top and a camera in the flue. You get the photos, our recommendation and a written price; if a rebuild is on the table, we show you why repairs would not last. Work starts only when you agree, with scaffolding or roof protection set up as needed and the site cleaned afterward. Houses inside a historic district may need town review for exterior changes, so it is worth asking before the work is scheduled.

Booking from Vernon

Call (203) 779-6787 or use the callback form; we take calls Sunday through Thursday, and on Friday from the morning into the early afternoon. Mention if the house sits on a steep lot or the chimney side is hard to reach, since that affects how the work is set up. Vernon borders South Windsor, and we work there and in nearby Manchester as well.

FAQ

Vernon chimney questions

Often, yes. If the damage is limited to some spalled brick, worn joints and the crown, replacing bricks, repointing and rebuilding the crown can give it many more years. When the top is loose or the joints have failed throughout, a partial rebuild above the roof is usually the better value.
As Connecticut ballparks, a partial rebuild above the roofline is about $3,000 to $8,000, and a full rebuild about $8,000 to $20,000+. Height, access, brick matching and roof work all affect it. The exact number goes on paper after the $59 on-site visit, along with photos showing why.
Cracked stucco lets water in behind it, where it freezes and pushes the stucco off the brick. Small areas can be patched; large areas usually need the loose stucco removed and the chimney re-stuccoed or the brick restored. We inspect and photograph it, then price the options in writing.
Yes. We work throughout Vernon, including Rockville, Talcottville, Dobsonville and Vernon Center, on both sides of I-84, as well as neighboring South Windsor and nearby Manchester. Call the office or use the callback form, and we will book a time for a technician to come out for a $59 inspection visit.
A sale or transfer is one of the points where NFPA 211 recommends a Level 2 inspection. It includes a camera inspection of the flue and a written report. It is a paid service, about $250 to $500 as a Connecticut ballpark, and it is especially worth it on an older Rockville or Talcottville house.
