A leaking chimney is one of the most common — and most damaging — problems homeowners face. The tricky part is that the water often shows up far from where it’s getting in. Here are the six usual suspects.
1. Failed flashing
Flashing is the metal that seals the joint where the chimney meets the roof — and it’s the most common source of leaks. When it rusts, lifts, or was installed poorly, water runs straight down alongside the chimney. The fix is flashing repair or replacement.
2. A cracked crown
The concrete crown sheds water off the top of the chimney. Once it cracks, water pours straight into the structure. Minor cracks can be sealed; badly damaged crowns need rebuilding.
3. A missing or damaged cap
With no cap, rain goes directly down the flue — rusting the damper and soaking the firebox. A stainless cap is an easy, affordable fix.
4. Porous or damaged masonry
Old brick and mortar absorb water like a sponge. If the joints are failing, repointing plus a breathable waterproof sealer keeps the water out while letting the masonry breathe.
5. Condensation inside the flue
An oversized or unlined flue — especially with a modern high-efficiency appliance — can cause condensation that looks like a leak. The fix is usually a properly sized liner.
6. Roof or gutter issues near the chimney
Sometimes the “chimney leak” is actually the roof or a clogged valley draining toward the chimney. A proper inspection tells the difference.
Because water travels, the only reliable way to fix a chimney leak is to diagnose the true source first. That’s exactly what we do before recommending any repair.
