Chimney problems rarely fix themselves — they get worse, and more expensive, over the winter. Here are seven signs it’s time to call a pro before the cold sets in.
1. White staining (efflorescence)
A white, chalky residue on the brick means water is moving through the masonry. It’s an early warning that your chimney needs waterproofing or repair before the freeze-thaw cycle does real damage.
2. Spalling or flaking brick
When brick faces pop, flake, or crumble, water has gotten in and frozen. Left alone, spalling weakens the whole structure. Damaged brick should be replaced and the chimney sealed.
3. Crumbling mortar joints
Gaps and missing mortar between the bricks let water in and weaken the chimney. The fix is tuckpointing (repointing) — replacing the failing mortar.
4. A cracked chimney crown
The concrete crown at the top sheds water away from the flue. Cracks let water straight in, so a crown should be sealed or rebuilt promptly.
5. A rusted damper or firebox
Rust means moisture is getting where it shouldn’t. It often points to a missing or damaged cap letting rain down the flue.
6. Water stains or leaks near the chimney
Ceiling or wall stains around the chimney usually mean failed flashing — the metal that seals the chimney to the roof.
7. A damaged or missing chimney cap
Without a cap, rain, debris and animals get straight into the flue. A quality stainless-steel cap is one of the most cost-effective protections you can add.
