The town the river runs through

Haddam is the only Connecticut town split down the middle by the Connecticut River. Higganum, Haddam Center, Tylerville, Shailerville and Hidden Lake sit on the west bank, and Haddam Neck lies across the water on the east side. For the town’s first two centuries the river was a major source of income and transportation, and the historic districts at Haddam Center and Higganum Landing still reflect that era.

Cockaponset State Forest lies within the town, and many homes sit on back roads under tall trees. Housing ranges from 18th- and 19th-century homes in the villages to capes, ranches and contemporaries built in the woods in later decades.

Haddam homes and the chimneys they tend to have

Village houses

In Haddam Center, Higganum and the other old villages, 18th- and 19th-century homes often have tall brick chimneys, some unlined, with original lime mortar. Joint repair, crowns and relining for modern heating are the usual topics.

Homes in the woods

Capes, ranches and contemporaries on wooded lots typically have one masonry chimney for the furnace or boiler and a fireplace. Shade, debris and animals are the main threats, along with tired flashing.

Factory-built fireplaces

Newer houses and additions may have a prefab fireplace in a sided chase. These need a sound chase cover and cap, and the metal flue should be inspected like any other.

Wood stoves

Wherever the house sits, a stove used for real heat makes creosote faster than an occasional fireplace, so it needs more frequent sweeping and a liner in good shape.

Why tree cover matters for a Haddam chimney

Shade keeps masonry damp, falling leaves clog uncapped flues, and branches can crack a crown when they come down in a storm. Moss or lichen on the north face of a chimney is a sign the brick stays wet long enough to be at risk when it freezes. Leaves and needles also pile up on the uphill side, where the roof slopes down into the back of the chimney, and hold water against the flashing.

The defenses are modest in cost compared with major masonry repair: a stainless chimney cap, a sound chimney crown, working flashing and, where the brick is porous, a breathable water repellent. Our page on chimney waterproofing explains when sealing helps and when it does not.

Ballpark costs for protecting a chimney on a wooded lot

Connecticut ranges for 2026, to help you plan. Your own figure is written down after we have looked at the chimney in person, and that visit is free.

Upgrade or repairBallparkWhat it prevents
Stainless chimney cap, supply & install$150–$600Rain, leaves and animals entering the flue
Repairing or sealing the crown$200–$1,200Water soaking into the top of the chimney
Repairing or replacing flashing$400–$1,500Leaks at the joint between roof and chimney
Waterproofing (vapor-permeable repellent)$300–$800Freeze–thaw damage to porous brick
Top-sealing damper$400–$900Drafts and heat loss when the fireplace sits idle
Chase cover replacement (prefab chimney)$400–$1,200Rust and water in a factory-built chimney
Look again after the leaves drop

Under a full summer canopy, it can be hard to see the top of your chimney from the ground. Once the leaves are down in late fall, take a slow walk around the house with binoculars and look for a missing cap, cracks in the crown or brick that looks loose or flaking.

Before you light the stove this winter

If you heat with wood, run through this list each fall; it applies just as much if you only light the fireplace a few times a year. Our wood stove chimney service page covers stove and insert flues in more depth.

  • Schedule a sweep and inspection before the first regular fires
  • Burn wood that has been split and dried for at least a season
  • Look for a cap and screen on top of every flue in use
  • Note any creosote flakes falling into the stove or firebox
  • Make sure smoke and CO detectors work on every level
  • Check that the stovepipe joint at the chimney is tight, with no rust holes
  • Know your plan: if you suspect a chimney fire, get everyone out and call 911

FAQ

Haddam chimney questions

Yes. Haddam Neck is part of our Middlesex County service area, along with the villages on the west bank. Scheduling works the same on both sides of the river: call or use the callback form, and we set up a $59 inspection visit and written estimate.
On a wooded lot, it is one of the most useful small upgrades. A cap keeps out rain, leaves and animals, and its screen reduces the chance of embers landing on the roof or nearby trees. As a ballpark, a stainless cap supplied and installed costs $150–$600.
Only after the masonry is sound. A vapor-permeable repellent helps porous brick shed rain while letting moisture inside escape, but it will not fix a cracked crown, failed flashing or open joints. Those come first. As a ballpark, waterproofing runs $300–$800 once the repairs are done.
Warning signs include visible gaps or damage at the top, heavy glazed creosote that will not brush off, or any damage after a chimney fire. A camera inspection shows the liner’s condition along its full length. If it needs replacing, a new stainless liner runs about $1,500–$4,000+ as a ballpark, priced in writing after the $59 inspection visit.
If the fire is still active or there is smoke in the house, get everyone out and call 911. Afterward, do not use the fireplace or stove until the chimney has been inspected. A Level 2 inspection, a paid service with a ballpark of $250–$500, is the recommended next step. See chimney fire damage repair.
